Buying your first home is a big step, and it is completely normal to feel both excited and a little unsure. The good news is that the process follows a clear path, and you do not have to figure it out alone. This guide walks you through each stage of buying in the Kansas City metro, so you know what to expect and what comes next. Throughout, my goal is to keep things simple, answer your questions quickly, and make sure you feel confident at every step.

Step 1: Get Pre-Approved

Before you start touring homes, talk with a lender about getting pre-approved. This is different from a quick online estimate. A lender reviews your income, savings, and credit to tell you a realistic price range and what your monthly payment might look like.

A pre-approval does two important things. First, it keeps your search focused on homes that fit your budget. Second, it shows sellers you are a serious, prepared buyer, which matters when you make an offer. Step 2: Set a Comfortable Budget

Your pre-approval shows what you could borrow, but your budget is about what feels comfortable for you. Think beyond the monthly mortgage payment and consider property taxes, insurance, any HOA dues, utilities, and a little room for maintenance.

Kansas or Missouri?

One advantage of buying in this metro is that you can look on either side of the state line. Because I am licensed in both Kansas and Missouri, we can compare homes across the whole area. Taxes, insurance, and other ownership costs can differ between the two states, so it is worth reviewing the full picture for any home you seriously consider rather than assuming one side is automatically better for you.

Now the fun part begins. We will talk about what matters most to you, such as commute, square footage, layout, yard, and the features you cannot live without versus the ones that would be nice to have.

Step 4: Tour Homes

Step 6: Inspection and Appraisal

Once your offer is accepted, you typically have a window to have the home inspected. An inspection helps you understand the property’s condition and flag any concerns before you commit. Depending on what comes up, we may discuss repairs or adjustments.

If you are financing the purchase, your lender will also order an appraisal to confirm the home’s value supports the loan. I will help you understand the results of both and what they mean for your purchase.

Step 7: Closing

As closing approaches, your lender finalizes your loan and a title company prepares the paperwork. You will usually do a final walk-through to confirm the home is in the expected condition. At closing, you sign the documents, funds are handled, and the home becomes yours.

I will keep an eye on deadlines and stay in close contact so nothing falls through the cracks during this final stretch.

Step 8: Move In

Congratulations, the keys are yours. Take your time settling in, and keep records from your purchase somewhere safe for future reference. Even after closing, I am happy to remain a resource for questions that come up as a new homeowner.
